Client work - Congleton

I helped a couple who were downsizing to stage their home for sale. Having given them a fully detailed report on the changes to be made, they set about getting the trades work done (decorating and handyman items were required). After this I did all the sourcing of items and styling the property ready for the marketing photos.

The result was that it sold to the first person through the door.

The clients then asked me to help style their new property after they moved in

This client was a property developer who had the trades working on refurbishing a property, but wanted some advice on styling it for selling. 

I visited the property and created a home staging report for the client. They implemented all the trades work (including in this case a new kitchen, bathroom, knocking out wardrobes, redecorating etc...) and I did all the sourcing and styling work ready for the agents details.

In this case all furniture and accessories were purchased, as the client wanted to reuse in their next projects and it was more cost effective to do it this way.

Just a quick note to say how much I appreciate the outstanding contribution you have made in transforming my house. I still can’t believe the difference. Relatives and friends are visibly taken back by the over night improvement. The Estate Agents reaction was extremely positive saying that the property now definitely had the ‘wow’ factor throughout. At the three viewings since your transformation the comment ‘loved the house’ has been logged. Another pleasant surprise was your invoice, please find cheque enclosed. I was honestly expecting it to be 2 or 3 times as much, for all the effort you put in. An initial site visit with many photographs, from which you produced a impressive fully detailed survey and report, with many recommendations and accompanying costings. Then, after I had de-cluttered and decorated, you went shopping with me to help choose the right furnishings and accessories and visited yet again to dress the house. All this service for so little cost. I honestly think you should be charging a lot more. As you know I am doing up a property as a holiday let in Keswick which will be ready in approximately 3 months time and will definitely be using your services again on the interior design and furnishing of the property. I have recommended your services to 2 other people, who are trying to sell properties, which they have had on a buy-to-let basis. Client work - Liverpool

This client wanted help to ensure her home sold quickly and for the maximum possible price. She knew that staging would help and called me in to advise her on any changes that were needed. 

In most rooms there were a few tweaks and additions to be made, and we also repainted the kitchen and bathroom to freshen them up.

The work was completed by the client using my advice, and the house sold quickly and for 30K more than a neighbours recently sold property.

I asked Chrissy to help me 'stage' my 4-bed Victorian terraced home, as I was about to put in on the market. She chose colour schemes, accessories and plants and advised me on how to clear the clutter and where to remove or rearrange furniture, to 'balance' the rooms.  A couple of weeks later once the house was staged, as per her advice, it looked simply breathtaking! It sold even before the estate agents had chance to put it on the internet or print out marketing leaflets. This client had a property to sell as it had been inherited. They lived away from the area and as such needed advice on what was best to get it sold quickly.

I visited the property and wrote a report for them to detail my suggestions, which included possibly renting furniture and renting/purchasing some accessories. There was also a little bit of trade work to do but we kept this minimal to keep the costs down.

The property was fully staged and put on for sale in a very slow market. It sold after a few months with feedback from the agent that the staging made all the difference to how quickly it sold.

(I also visited the property every fortnight to check everything was OK, to add in new air fresheners and to open the windows to let some fresh air in - as the property was empty this was vital to ensuring it still felt lived in to prospective buyers)
